Rosedale Home Sales Statistics for April 2020 | Jethro Seymour, Top Toronto Real Estate Broker

As of  March 1, 2021, there are 7 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $1,999,000 for a detached home on Standish Avenue (9 days on the market) to $10,580,000 for a detached home on Glen Road (32 days on the market).

Last month, four homes sold in Rosedale including two detached and two semi-detached homes. The average time to sell a home was 16 days. The home on Standish Avenue sold two days after it was listed while the other home lasted 50 days on the market. This doesn't include the two homes that have been listed for more than 30 days or the five homes that were listed in the month of February and have yet to sell for its current list price.

Three of the homes sold at or above their listed price. Last month’s most valuable home sale was a detached 4-bedroom, 5-bathroom home on a 60 x 95-foot lot with a private drive and garage on Roxborough Drive. It sold for $5,625,000, or 102% of the original listing price. This was followed by a semi-detached home on Pricefield Road which sold for $2,650,000 which was 99% of the initial listing price.

Entry into the Rosedale market now requires buyers to spend at least $2,700,000 for a detached home and at least $2,300,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
