As of March 1, 2021, there are two homes available in the Moore Park area, ranging in price from $2,795,000 for a detached home on Kingsmere Road (just listed) to $4,850,000 for a multiplex on Glenrose Avenue (16 days on the market).

Last month, three homes sold in Moore Park, all were detached homes. The average time to sell a home was seven days. The home on Rosedale Heights Drive sold four days after it was listed, while the longest remained on the market for 13 days. This doesn't include the single home that has been listed in the month of  February and has yet to sell for its current list price. 

None of the homes sold at or above their initial asking prices. The highest selling Moore Park transaction of the month featured a detached 5-bedroom, 5-bathroom home on a 40 x 210-foot lot with a private drive and garage on Rosedale Heights Drive. It sold for $5,526,000 which was 96% of the asking price. This was followed by another detached home on Inglewood Drive which sold for $5,200,000 which was 98% of the initial listing price. 

Entry into the Moore Park market now requires buyers to spend at least $2,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
