As of April 1, 2021, there are three homes available in the Moore Park area, ranging in price from $2,795,000 for a detached home on Glenrose Avenue (3 days on the market) to $4,850,000 for a multiplex on the same street (47 days on the market).

Last month, five homes sold in Moore Park, all were detached homes. The average time to sell a home was four days. The home on Glenrose Avenue sold a day after it was listed, while the longest remained on the market for 7 days. This doesn’t include the single home that has been listed for more than 30 days or the other home that has been listed in the month of  March and has yet to sell for its current list price. 

All of the homes sold at or above their initial asking prices. The highest selling Moore Park transaction of the month featured a detached 5-bedroom, 6-bathroom home on a 50 x 181.16-foot lot with a private drive and garage on Ridge Drive. It sold for $6,137,000 which was 112% of the asking price. This was followed by another detached home on Glenrose Avenue which sold for $5,295,000 which was 100% of the initial listing price. 

Entry into the Moore Park market now requires buyers to spend at least $2,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
