As of June 2, 2020, there are 11 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,500,000 for a detached home on Astley Avenue (25 days on the market) to $21,500,000 for a detached home on Roxborough Drive (406 days on the market). 

Last month, two homes sold in Rosedale including one semi-detached and one detached home. The average time to sell a home was 44 days. The home on Nanton Avenue sold 11 days after it was listed, while the other home lasted 77 days on the market. This doesn't include the five homes that have been listed for more than 30 days or the other five homes that were listed in the month of May and have yet to sell for its current list price. 

One of the two home sales sold at or above their listed price. Last month’s most valuable home sale was a semi-detached 3-bedroom, 4-bathroom home on a 24.02 x 150-foot lot with a right-of-way parking and a garage on Nanton Avenue. It sold for $3,225,000, or 96% of the original listing price. The other home on Castle Frank Crescent sold for $3,100,000 which was 100% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $2,000,000 for a detached home and at least $2,200,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
