Finding a family home in Midtown that doesn’t come with a long list of compromises isn’t easy. Finding one on a quiet, tree-lined street like Harwood Road is even harder. Tucked onto one of Davisville Village’s less-travelled streets, where the road dead-ends and kids still ride bikes and scooters out front, 30 Harwood offers the kind of setting that makes people want to stay. Add a welcoming front porch, great neighbours and an easy walk to schools, parks, shops and the subway, and it’s easy to understand why the current owners chose this street in the first place.

Much of the hard work inside has already been done too. Thoughtfully updated for family living, the home combines warm, comfortable spaces with a fully renovated lower level, three good-sized bedrooms, two full bathrooms upstairs, a sunny backyard and a new deck.

The main floor feels bright and inviting, with oak floors, custom built-ins, a gas fireplace and generous living and dining areas. The kitchen is well equipped with granite counters, premium appliances, a breakfast bar, pantry and built-in desk nook, plus a walkout to the rear deck and backyard.
Upstairs are three bedrooms, including a spacious primary with a walk-in closet and custom built-in storage. Both full bathrooms have been completely rebuilt, with the primary ensuite also featuring heated floors.

The basement has been fully renovated to create genuinely useful living space, with a large recreation room, built-in workstations, excellent storage and a newly added powder room. There’s also a separate dug-down workout room with its own electric fireplace.

Out back, a new wood deck provides plenty of space for outdoor dining and entertaining, with clever storage built underneath. It steps down to a private, fully fenced yard with a garden shed and gas line ready for a fire table.

Then there’s the lifestyle outside the front door. Harwood is only 2 blocks long, and its dead-end helps keep traffic to a minimum, while mature trees give the street an established, leafy feel and help shade the front of the home through the summer. The sellers describe summer evenings spent on the covered front porch, often turning into impromptu conversations with neighbours while children play along the street. It’s a little bit of small-town life in the middle of Toronto.

Daily life is remarkably walkable. June Rowlands Park and Hodgson skating rink are about five minutes away, Maurice Cody is an easy walk, and Mount Pleasant and Bayview put groceries, restaurants, cafés and everyday services close at hand. Davisville Station is less than a 15-minute walk, making the trip downtown practical without having to rely on the car.

Legal front-pad parking adds another increasingly rare Midtown convenience.

30 Harwood Rd is the kind of Davisville home that gets both parts right: a house that’s ready for the next family, and a street they may not want to leave.

Davisville Village · Neighbourhood FAQ

30 Harwood Road — life on the street, from the sellers

Answers from the family who lived here for eight years. Written for buyers searching Davisville Village — the kind of detail only locals know.

Why did you choose Davisville Village and this street?

The neighbourhood and street were number one. We didn’t have kids yet and wanted a family-friendly pocket with great daycares and a strong elementary school community. We didn’t want a busy street. We wanted off-street parking, walkability to the subway for downtown and to local shopping on Mount Pleasant and Bayview, and to be surrounded by other young families.

How walkable is 30 Harwood day to day?

We can walk to shopping, groceries, restaurants, pubs, parks, playgrounds, the dentist and hair salons, Hodgson skating rink, daycares and schools. In eight years we have never driven the kids to daycare or school — even in the rain. Little Tots Manor and Monarch Manor are extremely close; our kids went to both and we walked them every day. Brightpath is just on Bayview. Harwood is one of the least busy streets for cars because it dead-ends, and the mature trees in front keep the house shaded and cooler in summer. Easy walks to Mount Pleasant, Bayview, and Yonge as well.

Which subway do you use, and how long to get downtown?

Davisville Station is less than a 15-minute walk. One of us has walked there more or less four days a week for eight years and gets to the office near Union Station in about 40 minutes, front door to desk. In bad weather you can take the 74 bus down Mount Pleasant to St. Clair Station, or the 11 or 28 along Davisville Avenue to Davisville Station. You can also walk easily to Mount Pleasant Station on the LRT. Many places in the neighbourhood are too far to walk to Davisville — ours isn’t.

Is this a good pocket for young families?

We think this is the best neighbourhood in Toronto for young families. It feels like living in a small town with everything within walking distance, including a great school with a very strong parent community. The street is full of similarly situated people, incredibly safe and supportive. Lots of small kids, impromptu playdates, bikes and scooters. Maurice Cody is an easy walk.

Where do you go for coffee, groceries, and a quick weeknight dinner?

Coffee: Lit and Bomou on Bayview, Origin on Mount Pleasant, Jules’ on Mount Pleasant for croissants; Ayoka and Rahier on Bayview are great too, plus Starbucks on both strips if that’s your thing. Groceries: everyday shop at Loblaws at Bayview and Moore; we love the new No Frills on Bayview (more than the Mount Pleasant one); Costco is about a 10-minute drive; Cumbrae’s on Bayview for a treat. Quick dinners: Domaine Mamo and Piano Piano on Mount Pleasant, or Mayrik and Darna on Bayview. Belsize Pub is a family favourite. Ice cream: XO Gelato and Hollywood Gelato — we prefer XO (controversial).

Which parks and the rink do you actually use?

June Rowlands — about five minutes. Maurice Cody — about seven minutes for the big new playground and turf field. When the kids were smaller we spent a lot of time at Cudmore Creek Park at Harwood and Manor. We also use the Belsize parkette a lot. Hodgson skating rink is just down the street — open all winter, about a five-minute walk.

What are summer evenings like on Harwood?

We spend a lot of evenings with a drink on the front porch. That often turns into informal gatherings with neighbours walking by — a great way to meet people. Lots of kids on bikes and scooters. The street is extremely quiet in the evenings.

What do you love most about the house itself?

We love the street and the east-facing lot with the covered front porch and large backyard. The house gets lots of natural light and feels cozy in winter with the radiator heating. Why this house over others: standalone; off-street parking; quiet street; private lot with large trees front and back; three great-sized bedrooms; two full bathrooms upstairs (very rare in comparable houses); lots of closet space upstairs; upstairs laundry; open-concept main floor; dug-out basement space for a family room or gym; covered front porch and a nice back deck.

Which local shops and services do you use without the car?

Wishlist YYZ for women’s clothes on Mount Pleasant; Mabel’s Fables (an absolute gem) and Little White Sneakers on Mount Pleasant; Mastermind Toys for birthday presents. Dentist on Mount Pleasant; hair on Bayview; nails on both; vet on Mount Pleasant; Pilates on both strips; spa at Healthwinds on Mount Pleasant. The Toronto Public Library on Mount Pleasant is super close, with tons of kids’ books and activities upstairs. We use Mount Pleasant and Bayview constantly and rarely need to drive for errands.

What do buyers often misunderstand about this pocket?

We think this is the best neighbourhood in Toronto for young families. It feels like a small town with everything within walking distance, including a great school with a very strong parent community. Harwood’s dead-end keeps traffic down; the mature trees keep the front cool; and unlike many addresses nearby, we really can walk to Davisville Station.
