Market Overview
A Smaller Market,
Fewer Homes to Choose From
Leaside entered November with 30 homes for sale, down from 34 a month earlier. Eighteen were newly listed in the past 30 days, while 12 had been on the market longer. Against October’s 21 sales, that works out to 1.43 months of inventory, a notable drop from 3.1 months in September.
With fewer homes to choose from, conditions are tilting more in sellers’ favour. But that doesn’t mean buyers have lost their leverage. Sixteen of October’s 21 sales closed below asking, showing that there is still room to negotiate. The difference comes down to the property, its pricing, and how it compares with the competition.

Pricing Trends
Looking Beyond
the Monthly Average
October’s average sale price of $2,195,238 was up 6.9% year over year, with gains in both property types. Detached homes averaged $2,474,063 across 16 sales, up 9.3%, while semi-detached homes averaged $1,303,000 across five sales, up 2.4%. Still, one month can be misleading, as the mix of homes sold can significantly influence the average.
The longer-term picture is more measured. Year to date, 134 homes sold at an average of $2,228,412, down 6.6%. Over the past 12 months, 153 sales averaged $2,255,673, down 5%. Detached prices softened over both periods, while semi-detached prices posted modest gains.
The takeaway: More homes are selling in Leaside than a year ago, but average prices remain below last year’s levels.

What This Means
Advice for Buyers & Sellers
For Buyers
Sixteen of October’s 21 sales closed below asking, so there was room to negotiate. The twelve Leaside listings that have sat for more than 30 days are the likeliest places to start the conversation. Before you offer, read a home’s listing history, including any price changes and relistings. They show where a seller’s expectations have moved.
For Sellers
Five of October’s 21 sales reached asking or better, and sixteen did not. The starting price is one of the biggest levers you control: homes sold in an average of 13 days, but a price set above what recent sales support still has to be negotiated down. Knowing where your home fits among those sales, and among the 30 listings now competing for buyers, is the place to start.
Thinking About Selling in Leaside?
What could your home sell for right now? The answer depends on more than the neighbourhood average. Recent comparable sales, competing listings, property features and buyer demand all play a part.
