Buying a home

The Seymour Team’s 8-Step Buying Process

The Buyer Experience

See our 8 step process for buyers.

We’ve helped hundreds of buyers find their dream homes!

Beginning your home search can be an overwhelming and daunting task. Because of that, our team makes sure that you, and all other potential buyers, understand each of the 8 steps that we take to make the process as easy and painless as possible. By the end of your search, with our support and guidance, you will live happily ever after in your new, dream home.

Step 1: Meet in person and create a wishlist

Let’s get to know each other! Once you’re ready to work with our team, we’ll meet together for a Buyer Consultation to focus your search and determine what you want and need in a home.

Step 2: Pre-qualification

We’ll introduce you to our mortgage partner, who can help you determine your buying price range with confidence. Be prepared to dig into paperwork during this part of the process such as pay stubs, W2’s, and tax returns. The lender will do a full review and then tell you what you will be able to borrow in order to purchase a home. This is a vital step in the home buying process!

Step 3: Listing alerts sent to you based on your criteria

Our agents get to know you — Need to move for a job? Want a shorter commute? Getting married? Having a baby? Need to upgrade or downsize? At this stage in the process, we’ll send you notifications about the listings that you’re most likely to be excited about. Be sure to let us know if one (or more) jumps out at you so that we can skip to the next step and schedule a viewing. be there for you every step of the way.

Step 4: Schedule viewings and attend open houses

Here’s where the buying process gets really fun! We’ll go to local open houses together and schedule viewings of the homes that you’ve loved from our listing alerts. We’ll talk about how the budget will work and make sure that we find you the perfect home.

Step 5: Find the perfect home and write an offer

When you’re ready to make an offer, your agent will present a written offer to the seller. And while everyone loves getting their offer accepted right away, the seller could come back to us with a counter offer, or reject your initial offer all together. We’re happy to walk you through each of these possibilities and exactly how to handle them. Once the offer is accepted, it’s time to get your financing in order and move forward to the next step!

Step 6: Acceptance, appraisal and inspection

The sellers accepted your offer, and the home is going through appraisal and inspection. The appraisal guarantees that the price of the property matches the condition of the property while the inspection makes sure that everything in the home is functioning properly and there are no major issues inside. These are the last steps before the shiny keys to your home are placed in your hand… for good!

Step 7: Time to close and get the keys

Get excited because it’s time to close on your home! This process includes going through all of the final paperwork and signing your name (a lot!). Don’t forget to bring all of the paperwork you’ve collected along the way and your down payment.

Step 8: Celebrate! 🥂

Ready to find your dream home?

Jethro Seymour

I started my sales career in 1994 in publishing and media sales. Over three decades I’ve learned the art of publishing, the science of digital and print marketing, the technology of construction and the economics of real estate.

More than ten years of that was in print: advertising sales at NOW Magazine, then advertising sales manager at Parkhurst, selling to readers in some years and to businesses in others. It taught me how a home has to look on paper and on a screen before anyone books a showing.

We first worked with Jethro Seymour about ten years ago when we bought our first home in East York. That purchase went down to the wire in multiple offers, and Jethro's strategy got us the house. So when we were ready to move again, there was no question who we were calling.

This time we'd narrowed down the neighbourhoods we wanted — specific pockets of East York and the Danforth — and we needed someone who could move fast, give us straight construction advice, and tell us honestly whether a property would hold its value long-term. Jethro was the obvious choice and we trusted him to spot issues we couldn't see ourselves.

He responded immediately every time we called and got showings set up right away. When we finally found the house we wanted, Jethro built a real plan around it. He looked up the permit status on the renovations the homeowners had done to make sure everything was properly closed and nothing was outstanding, confirmed the parking was legal, checked the school district was the one we wanted, and reviewed every relevant document before we even thought about an offer.

Because of his long experience with other agents in Central Toronto and the relationships he's built over the years, he was also able to dig into how the listing agent had handled multiple offers in the past and what their history looked like relative to listing prices. That intelligence shaped our strategy. We had several strategy calls leading up to the offer night.

The biggest thing for us: Jethro was firm about not overpaying. In a multiple-offer situation it's easy to get caught up and stretch past what a home is actually worth, and Jethro kept us grounded. We won the house, we didn't overpay, and the kids are thrilled with the new place.

If you're buying in East York, the Danforth, or anywhere in Midtown or Central Toronto and you want a Realtor who actually knows construction, negotiates with a real strategy, and tells you the truth even when it's not what you want to hear — call Jethro Seymour and the Seymour Team. We've now trusted him with two of the biggest decisions our family has ever made, and we'd do it again tomorrow.

We had an outstanding experience working with Jethro Seymour and the Seymour Team during the purchase of our home. Jethro’s deep market knowledge, strong understanding of our needs, and exceptional negotiating skills made a real difference in helping us secure our dream home. Throughout the entire process, he demonstrated incredible patience, always taking the time to guide us, answer questions, and ensure we felt confident in every decision. Beyond our home purchase, Jethro also helped lease our second property, where he quickly found a high-quality tenant — making the process seamless and stress-free.

Highly professional, responsive, and truly client-focused, Jethro and his team exceeded our expectations.

We recently worked with Jethro Seymour to sell our home and purchase a new one, and we couldn’t be happier with the experience.

On the buying side, Jethro was incredibly thorough—he examined every home with a sharp eye, offering insights not only about the neighbourhood but also about construction quality, materials, city by-laws, and even historical context. His depth of knowledge made us feel like we had a home inspector by our side. He was never pushy, always patient, and took the time to help us make the right decision for our family.

On the selling side, we were navigating a sluggish market, and Jethro’s honest, pragmatic advice helped us set realistic expectations and make strategic choices. His team—including stagers, photographers, and cleaners—was professional and top-notch, making the entire process smooth and stress-free.

If you’re looking for someone who is professional, patient, highly knowledgeable, and fully committed to your success—Jethro is your guy. Highly recommend.

If there was a rating for 10 stars, I would certainly assign a 10 star rating for Jethro Seymour and his team!

"My husband and I consulted Jethro when we decided to move to Toronto from the Windsor Ontario area. As seniors in our 70’s, we knew what we wanted and Jethro found us our next home…because he listened.

Yes he was very friendly, extremely knowledgeable, detail oriented, returned calls, texts and emails promptly and was fun to go home-shopping with, and more importantly, Jethro really understood what we wanted and with thanks to Jethro….we can’t wait to move to Toronto!!!

⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️

Thank you , thank you, thank you Jethro!"

We appreciated Jethro’s highly knowledgeable guidance and counsel while looking for a house in midtown Toronto. … His honest, humble, and patient approach is refreshing in the real estate industry — he’s great at his job and had our best interests in mind during the entire process. We truly value him as our agent!

Jethro gave me a valuation on my home about two years ago, and when I was ready to buy, he was the first person I reached out to. I'd been browsing listings online and found a place I liked; it turns out Jethro had actually sold that same property years earlier, so he knew the house inside out. Made the whole process straightforward.

He negotiated well under asking on my behalf and got me a great deal. No pressure, no upselling, just solid advice and honest numbers at every step. He understood my situation and worked around it without making it a thing.

I've worked with several realtors in the Davisville and Midtown area and all have been nice and professional, but Jethro's knowledge and experience in the neighbourhood are unsurpassed and there's no question he's your best choice.
