Midtown Toronto and the GTA
Join The Seymour Team
Coaching from Jethro, the systems to sell more homes, and people who handle the paperwork, in midtown Toronto or wherever you already sell in the GTA.
We're a midtown brokerage. Royal LePage Terrequity Seymour Real Estate has worked Davisville Village, Leaside, Lawrence Park, Chaplin Estates, Moore Park, Rosedale and the streets around Yonge and St Clair since 2008, from an office at Eglinton and Mount Pleasant. We're looking for agents who are ready to work hard and want a team behind them.
The application at the bottom of this page takes about three minutes, and Jethro reads every one. If you'd rather talk first, call The Seymour Team at 416-495-4088.
About the team
Who is The Seymour Team looking for?
People who work hard, do the follow-up every time, and know what it takes to be a top producer, but need the systems, the resources and someone to point the way. That's what we give you.
- Licensed with RECO, or near the end of the course and writing the exams soon.
- If you're already selling, you've sold at least two or three homes in the last 12 months, and you want to get to 10 to 20 a year.
- Working in midtown, or anywhere else in the GTA.
- Comfortable on the phone and in person. Most of our business is referrals, and referrals come from people who liked working with you.
- Honest about what you don't know yet. We'd rather teach than untangle.
What do you get on The Seymour Team?
Coaching that builds your own business. We teach you how to build a business that keeps working when you stop paying for ads: how to work a neighbourhood, how to earn referrals, how to price and negotiate so clients send their friends. Along the way we pass you some of the enquiries that come through our website and past clients, so you have work while you build.
Someone who has done it for a long time. Jethro started in sales in 1994 and has been a full-time Realtor since 2008. He's in the top 1% of Toronto Realtors (realty sales statistics, 2026), and in 2023 he was in the top 1% nationally of Royal LePage Realtors and received the Chairman's Club Award. He coaches every agent on the team himself, on real deals, not in a classroom.
Knowing how a house is put together. Jethro understands how custom homes are built, the systems inside them, and where homes tend to fail at different ages, from a century-old house to a new build. He teaches you what to look for when you walk a home with a buyer or a seller. That's what earns trust at a showing and wins the listing appointment.
People who handle the paperwork. Kaz looks after client care. Rick runs the office, and Eroika supervises it for Royal LePage Terrequity. Judy and Lindsey handle the accounting. You list, show and negotiate. They do the rest.
Marketing that is already built. Professional photography, a listing page for every home, neighbourhood guides that rank on Google, and a sold gallery that shows what we've done. Your listings get the same treatment on day one.
Tools, not tool shopping. Every lead goes into one CRM, Follow Up Boss, with the history attached. The website is ours, built this year, with full TRREB search and a client portal. You won't be asked to buy software or build a website.
A small team on purpose. You'll know everyone's name by lunch on your first day. Decisions get made in a conversation, not a meeting.
Can I join if I don't work in midtown Toronto?
Yes, if you work in the GTA. You don't have to move to midtown: keep your market and your clients. You get everything the rest of the team gets: Jethro's coaching, Follow Up Boss with every lead in one place, listing marketing that's already built, and people who handle the paperwork. For now we don't take agents outside the GTA.
What kind of team is The Seymour Team?
A small one that does things well, not a volume shop. We don't hand out scripts, and we don't count your dials. We'd rather you did twenty transactions well than fifty badly.
Joining a team
What is a real estate team?
A real estate team is a group of agents who work together under one lead agent, inside a brokerage. In Ontario every agent is registered with a brokerage, so a team is part of a brokerage, not a company of its own. The Seymour Team works inside Royal LePage Terrequity Seymour Real Estate, Brokerage. Jethro Seymour, MCNE, leads the team and is the brokerage's Broker of Record.
Why join a team instead of working on your own?
You get the systems, support and coaching that a solo agent has to build or buy alone. Here that means weekly coaching with Jethro, one CRM with every lead and its history, listing marketing that's already built, and people who handle the paperwork. In return you share commission with the team, and we go through the split on the first call.
Should a new agent join a team?
Yes, if the team will teach you and not only hand you leads. Your first year is when the habits form: how you follow up, how you price a home, how you handle an offer. On our team Jethro coaches you on real deals from the start. We take people who are licensed, or near the end of the course.
Does the team give agents leads?
Yes, some. We pass along enquiries from our website and past clients, so you have work while you build. And we coach you to build a business of your own on referrals and your own neighbourhood, so you aren't stuck paying for leads.
What does a real estate coach do?
A real estate coach helps you set a goal, build the habits that reach it, and fix what's holding your business back, then holds you to it. On our team the coach is Jethro: a short check-in each week, and help on your live deals with pricing, offers, negotiation and follow-up.
What should a realtor do at a home inspection?
Be there, listen, and know enough about how houses are built to help your client understand what the inspector finds, and when to bring in a specialist. Jethro understands how custom homes are built, the systems inside them and where homes tend to fail at different ages, and he teaches agents what to look for. It's how you earn a client's trust at a showing and at the inspection.
What CRM does The Seymour Team use?
Follow Up Boss. Every lead goes into it with its history, and we follow up on every one. The team pays for Follow Up Boss for agents who are selling.
What does "top producer" mean in real estate?
There's no official definition. It usually means an agent in the top few percent of their board by homes sold or dollar volume. Jethro is in the top 1% of Toronto Realtors (realty sales statistics, 2026). For the agents we coach, the aim is 10 to 20 homes a year.
Commission and fees
What commission split does The Seymour Team offer?
You keep a share of the commission you earn, under a split with the team. We go through the split on the first call and send it to you in writing before you decide.
Are there desk fees or monthly fees?
There are no desk fees. On top of the commission split, you pay Royal LePage's franchise fee, about $200 a month (October 2026). That's the only monthly fee.
How much do real estate agents make?
It depends on the homes you sell. You're paid your share of the commission you earn, with no cap, so the work you put in is what you take home. Our job is the systems and coaching that help you sell more homes.
Can I work part-time?
We work with full-time agents, and with experienced agents who are winding down their own business and want a team to hand more to. Our clients expect the follow-up every time, so we don't take on agents who have another job.
Moving to our team
How do I switch real estate brokerages in Ontario?
Your new brokerage moves your registration with RECO, and the two of you pick a date that works around your listings and the deals you have in progress. We plan the move with you so it's clean for you and your clients.
How do I tell my broker I'm leaving?
In person or on a call first, then in writing, with your last day and a plan for your listings and open deals. Read your current agreement before you do, for its notice period. We help you plan a clean, respectful move.
Can I move if my agreement has a non-compete?
Usually, yes. Read your agreement for a notice period or a non-solicit clause, tell us about it on the first call, and we'll plan the move around it.
What should I ask a team before I join?
Ask who coaches you and how often, where leads come from and who keeps them, the split and every fee, which systems you get, and how leaving works. A good team answers all of it in writing. Our answers are on this page, and the rest come on the first call.
Getting licensed
How do I become a real estate agent in Ontario?
Complete the Real Estate Salesperson Program at Humber College, which RECO has named the education provider for new salespeople in Ontario. Its pre-registration phase has five courses and four exams, finished within 24 months (Humber College, October 2026). Then you register with RECO through a brokerage, and you finish the post-registration courses before your first two-year registration is up.
Can I join the team before I'm licensed?
Yes, if you're near the end of the course. Apply now, and we'll plan your start for the day you're registered.
