As of March 4, 2019, there are three homes available in the Chaplin Estates area, ranging in price from $1,888,000 for a detached home on Hillsdale Avenue West to $2,578,000 for a detached home on Colin Avenue.  

Last month, five homes sold in Chaplin Estates, all were detached homes. The average time to sell a home was 8 days; one home on Anderson Avenue sold two days after it was listed, while the longest remained on the market for 18 days. This doesn't include the two homes that have been listed for more than 30 days or the one home that was listed in the month of February and is not selling at its current listed price. Three of the five February home sales sold at or above their listed price. The highest-selling home was a detached 4-bedroom, 4-bathroom home on a  49.93 x 98.75-foot lot with a  private drive and garage on Chaplin Crescent. It sold for $3,280,000 (99% of the asking price). This was followed by a home on Lascelles Boulevard, which sold for $2,020,000 (109% of the asking price). 

Entry into the Chaplin Estates market now requires buyers to spend at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
