Monthly Update
Fifteen homes changed hands in the neighbourhood last month, an 11.8% decrease compared to 17 home sales in the same month last year. Eleven of these were detached homes and sold for an average dollar value of $1,908,626, a 6.2% increase from the past year’s peak of $1,797,482. Four semi-detached homes were sold in the neighbourhood for an average dollar value of $1,290,500.
Year-To-Date Update
This year’s 73 homes were down 4.9% in dollar value from $1,908,698 to $1,816,044, compared to the 96 homes that sold in the first six months of 2017. The average detached home value also fell from last year’s $2,092,183 to $1,965,302 in 2018, indicating a 6.1% decline. These figures; however, are only for the first six months of the year.
2018 home values up 1.9% in Leaside & Bennington Heights
As of July 4th, 2018, there are 25 homes available in the Leaside (C11) area, ranging in price from $1,349,000
for a semi-detached on Vanderhoof Avenue (30 days on the market) to $4,995,000 for a marvelous detached home with a garage on Douglas Crescent (41 days on the market).
In June, 15 homes sold in Leaside, including 11 detached and 4 semis. The average time to sell a home was 9 days. One home sold out 2 days after it was listed while the longest lasted 28 days. This doesn't include the 11 homes that have been listed for more than 30 days or the 12 homes that were listed in the month of June and are not selling at their current listed prices.
Eight of the 15 June home sales sold at or above their listed price. The highest selling home was a detached 5-bedroom, 4-bathroom home on a 40x 123-foot lot, with a private drive and garage. It sold for $3,070,000 or 102% of the listing price on Bessborough Drive. This was followed by a home on the same area, which sold for $2,900,000.
Entry into the Leaside market now requires buyers to spend $1,100,000 for a semi-detached home and at least $1,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory still continues to drive bidding on homes.
