As of August 2, 2022, there are nine homes available in the Chaplin Estates area, ranging in price from $2,988,888 for a detached home on Duncannon Drive (just listed) to $5,095,000 for detached home on Oriole Parkway (21 days on the market).

Last month, four homes sold in Chaplin Estates, including three detached and a semi-detached home. The average time to sell a home was eight days. The home on Hillsdale Avenue West sold a day after it was listed, while the other home remained on the market for 21 days. This doesn’t include the three homes that have been listed for more than 30 days or the four homes that were listed in the month of July and are not selling at their current prices.

Only one home sold at or above their initial asking prices. Last month’s most valuable home sale was a  3-bedroom, 3-bathroom detached home on a 30 x 134-foot lot with a private drive on Elmsthorpe Avenue. It sold for $2,990,000, which was 97% of the original listing price. This was followed by another detached home on Highbourne Road which sold for $2,770,000 which was 99% of the initial listing price. 

Entry into the Chaplin Estates market now requires buyers to spend at least $2,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
