As of July 4, 2019, there are seven homes available in the Chaplin Estates area, ranging in price from $1,995,000 for a detached home on Chaplin Crescent (1 day on the market) to $3,900,000 for a triplex on Eglinton Avenue (80 days on the market).
Last month, six homes sold, including four detached and two semi-detached homes. The average time to sell a home was 18 days; the home on Chaplin Crescent sold on the day it was listed, while the other remained on the market for 60 days.
Only one of the June home sales sold at or above their listed price. The highest-selling home was a detached 4-bedroom, 5-bathroom home on a 35 x 124-foot lot with a private drive and garage on Tarlton Road. It sold for $3,900,018 (98% of the asking price). It was followed by a detached home on Colin Avenue which sold for $3,050,000 or 122% of the asking price.
Entry into the Chaplin Estates market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
