Chaplin Estates Home Sales Statistics for September 2022

As of October 3, 2022, there are 10 homes available in the Chaplin Estates area, ranging in price from $2,249,000 for a detached home on Chaplin Crescent (49 days on the market) to $5,095,000 for detached home on Oriole Parkway (14 days on the market).

Last month, five homes sold in Chaplin Estates, all were detached homes. The average time to sell a home was 12 days. The home on Chaplin Crescent sold two days after it was listed, while the longest remained on the market for 25 days. This doesn’t include the two homes that have been listed for more than 30 days or the eight homes that were listed in the month of September and are not selling at their current prices.

None of the home sold at or above their initial asking prices. Last month’s most valuable home sale was an  4-bedroom, 5-bathroom detached home on a 40 x 130.75-foot lot with a private drive and attached garage on Eastbourne Avenue. It sold for $3,220,000, which was 98% of the original listing price. It was followed by a detached home on Duncannon Drive which sold for $2,950,000 which was 98% of the initial listing price. 

Entry into the Chaplin Estates market now requires buyers to spend at least $2,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
