Monthly Update

Last month, nine houses got new owners in Davisville Village, including eight detached and one semi-detached home. This marks a 40% drop compared to the 15 homes sold from the same month of last year. The average value of the July 2021 transactions was $2,115,117, marking a 14.5% increase from last year’s July mean of $1,847,895. 


Year-To-Date Update

For the first seven months of 2021, 118 homes have sold in Davisville Village. This marks a 73.5% increase compared to the year-to-date sales figures through July 2020 with 68 homes sold. Seventy-two detached homes have found new owners so far this year, with average sale prices of $2,154,675. This is a 5.6% increase over the July 2020 year-to-date mean of $2,040,713. However, the average value of semi-detached homes dropped by 0.7% compared to the year-to-date mean through July 2020, dropping from $1,549,217 to $1,538,116.

Davisville Village home values up by 6.5% over last year!

As of August 4, 2021, there are six homes on the market in the Davisville Village area. These homes range in price from     $1,499,000 for a semi-detached home on Mann Avenue (23 days on the market) to $2,988,000 for a detached home on Balliol Street (29 days on the market).

Last month, the average Davisville home sold after 26 days on the market. The home on Tilson Road sold two days after it was listed, while the longest remained on the market for 123 days. This doesn’t include the only home that has been listed for more than 30 days or the five homes that were listed in the month of July and are not selling at their current prices.

Six of the nine July home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 25 x 125-foot lot with a lane drive and carport on Tilson Road. It sold for $3,130,000 which was 105% of the asking price. It was followed by a detached home on Davisville Avenue which sold for $3,100,000 which was 103% of the initial listing price. 

Entry into the Davisville Village market now requires buyers to spend  $1,200,000 for a semi-detached home and at least $1,500,000 for a detached home.
