Monthly Update

Eight houses got new owners in Davisville Village last month, including four detached and four semi-detached homes. This marks an 11.1% drop compared to the nine homes sold from the same month of last year.  The average value of the March 2020 transactions was $1,893,188, marking a 35% increase from last year’s March mean of $1,402,722. 

Year-To-Date Update

For the first quarter of 2020, 22 homes have sold in Davisville Village. This marks a 10% increase compared to year-to-date sales figures through March 2019, which saw 20 completed transactions. Thirteen detached homes have found new owners so far this year, with average sale prices of $2,087,754. This is a 9.4% increase over the 2019 year-to-date mean of $1,908,500. The average value of semi-detached homes also increased by 15.6% compared to the year-to-date mean through March 2019, rising from $1,444,857 to $1,670,189.

Davisville Village home sales up by 18.3% over last year!

As of April 8, 2020, there are 10 homes on the market in the Davisville Village area. These homes range in price from $1,449,000 for a semi-detached home on Hillsdale Avenue East (16 days on the market) to $2,995,000 for a detached home on Belsize Drive (25 days on the market).

Last month, the average Davisville home sold after 11 days on the market. A Cheston Road home sold four days after it was listed, while the longest remained on the market for 46 days. This doesn’t include the three homes that have been listed for more than 30 days or the six homes that were listed in the month of March and are not selling at their current prices.

Five of the eight March home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 25 x 122-foot lot with a private drive on Millwood Road. It sold for $2,561,000 which was 117% of the asking price. It was followed by a home on Manor Road East which sold for $2,548,000 which was 98% of the initial listing price. 

Entry into the Davisville Village market now requires buyers to spend $1,400,000 for a detached and at least $1,600,000 for a semi-detached home.
