Monthly Update
Ten houses got new owners in Davisville Village last month, including five detached, four semi-detached, and a fourplex home. This marks a 42.9% increase compared to the seven homes sold from the same month of last year. The average value of the February 2020 transactions was $1,931,501, marking a 4.3% increase from last year’s February mean of $1,852,000.
Home sales up by 21.5% over last year in Davisville Village!
As of March 4, 2020, there are 10 homes on the market in the Davisville Village area. These homes range in price from $1,199,900 for a semi-detached home on Cleveland Street (9 days on the market) to $2,995,000 for a detached home on Belsize Drive (23 days on the market).
Last month, the average Davisville home sold after 8 days on the market. A Davisville Avenue home sold three days after it was listed, while the longest remained on the market for 14 days. This doesn’t include the two homes that have been listed for more than 30 days or the four homes that were listed in the month of February and are not selling at their current prices.
All but one of the February home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 50 x 125-foot lot with a mutual drive and garage on Belsize Drive. It sold for $2,508,000 which was 125% of the asking price. It was followed by a home on Soudan Avenue which sold for $2,490,000 which was 100% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend at least $1,600,000 for either a detached or semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
