Four houses got new owners in Davisville Village last month, all were detached homes. The average value of the January 2020 transactions was $2,065,450, marking a 48% increase from last year’s January mean of $1,395,500. The average value of detached homes also increased by 19% last month over last year’s January average of $1,735,000.

January home values up by 48% over last year in Davisville Village!

As of February 3, 2020, there are 11 homes on the market in the Davisville Village area. These homes range in price from $1,299,000 for a semi-detached home on Forman Avenue (5 days on the market) to $3,149,000 for a detached home on Belsize Drive which has been relisted (19 days on the market).

Last month, the average Davisville home sold after 11 days on the market. A Belcourt Road home sold one day after it was listed, while the longest remained on the market for 21 days. This doesn’t include the single home that has been listed for more than 30 days or the nine homes that were listed in the month of January and are not selling at their current prices.

Two of the January home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 25 x 140-foot lot with a private drive and garage on Hillsdale Avenue East. It sold for $2,700,000 which was 98% of the asking price. It was followed by a home on Belcourt Road which sold for $2,500,000 which was 100% of the initial listing price.

Entry into the Davisville Village market now requires buyers to spend at least $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
