Monthly Update

Six homes were given new owners in Leaside & Bennington Heights last month including five detached and one semi-detached home. The average value of last month's transactions was $2,031,000, marking an 8.7% increase over last year’s January mean of $1,868,025. Detached home values also increased last month, generating average sale prices of $2,158,200, for a 1.6% increase over January of last year.

Leaside & Bennington Heights January home sales are up by 50% in 2020!

As of February 3, 2020, there are 12 homes on the market in the Leaside (C11) area, ranging in price from $1,299,000 for a detached home on Fleming Crescent (10 days on the market) to $4,349,000 for a beautiful detached home on Donegall Drive (5 days on the market).

Last month, Leaside properties sold at an average of 22 days after listing. A home on Randolph Road sold after being on the market for a day, while the longest remained on the market for 61 days. This doesn’t include the four homes that have been listed for more than 30 days or the eight homes that were listed in the month of January and have yet to sell at their current prices.

Five homes sold at or above their initial asking prices. Last month’s most valuable Leaside sale involved a detached 3-bedroom, 5-bathroom home on a 54 x 143.73-foot lot, with a private drive and garage on Moorehill Drive. It sold for $3,300,000 which was 97% of the initial asking price. It was followed by a home on Donegall Drive which sold for $2,700,000 which was 108% of the initial listing price.

Entry into the Leaside market now requires buyers to spend $1,400,000 for a semi-detached and at least $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
