Monthly Update
Eleven homes were given new owners in Leaside & Bennington Heights last month including nine detached and two semi-detached homes. The average value of last month's transactions was $2,086,064, marking a 19.7% increase over last year’s February mean of $1,743,335. Detached home values also increased last month, generating average sale prices of $2,199,300, for a 20.7% increase over February of last year.
Leaside & Bennington Heights home sales are up by 22.8% over last year!
As of March 4, 2020, there are 16 homes on the market in the Leaside (C11) area, ranging in price from $649,000 for an attached home on Millwood Road (2 days on the market) to $4,349,000 for a beautiful detached home on Donegall Drive (35 days on the market).
Last month, Leaside properties sold at an average of 15 days after listing. A home on Broadway Avenue sold the day it was listed, while the longest remained on the market for 83 days. This doesn’t include the five homes that have been listed for more than 30 days or the eight homes that were listed in the month of February and have yet to sell at their current prices.
Nine homes sold at or above their initial asking prices. Last month’s most valuable Leaside sale involved a detached 4-bedroom, 5-bathroom home on a 35 x 100-foot lot, with a private drive and garage on Sutherland Drive. It sold for $2,785,000 which was 100% of the initial asking price. It was followed by a home on Burnham Road which sold for $2,750,000 which was 110% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,600,000 for either a detached or semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
