Last month, 21 houses got new owners in Davisville Village, including 11 detached, nine semi-detached homes, and a fourplex. This marks a 61.5% increase compared to the 13 homes sold from the same month of last year. The average value of the October 2020 transactions was $1,727,017, marking a 1.2% drop from last year’s October mean of $1,748,000.
For the first ten months of 2020, 120 homes have sold in Davisville Village. This marks a 10.1% jump compared to the year-to-date sales figures through October 2019. Sixty detached homes have found new owners so far this year, with average sale prices of $1,963,713. This is a 5.7% increase over the 2019 year-to-date mean of $1,858,051. The average value of semi-detached homes also increased by 9.2% compared to the year-to-date mean through October 2019, rising from $1,359,680 to $1,485,271.
Home values up by 10.5% over last year in Davisville Village!
As of November 2, 2020, there are 20 homes on the market in the Davisville Village area. These homes range in price from $1,095,000 for a semi-detached home on Cleveland Street (32 days on the market) to $2,980,000 for a detached home on Belsize Drive (73 days on the market).
Last month, the average Davisville home sold after 11 days on the market. A Manor Road East home sold on the day it was listed, while the longest remained on the market for 35 days. This doesn’t include the six homes that have been listed for more than 30 days or the 16 homes that were listed in the month of October and are not selling at their current prices.
Fifteen of the 21 October home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 3-bedroom, 4-bathroom home on a 35 x 157-foot lot with a private drive and garage on Merton Street. It sold for $2,681,000 which was 119% of the asking price. It was followed by a fourplex on the same street which sold for $2,520,000 which was 115% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,000,000 for a semi-detached home and at least $1,300,000 for a detached home.
