Last month, 15 houses got new owners in Davisville Village, including eight detached and seven semi-detached homes. This marks a 25% increase compared to the 12 homes sold from the same month of last year. The average value of the September 2020 transactions was $1,661,987, marking a 7.7% increase from last year’s September mean of $1,543,667.
For the first three quarters of 2020, 96 homes have sold in Davisville Village. This is the same number compared to the year-to-date sales figures through September 2019. Forty-eight detached homes have found new owners so far this year, with average sale prices of $1,975,529. This is a 7.4% increase over the 2019 year-to-date mean of $1,839,513. The average value of semi-detached homes also increased by 12.5% compared to the year-to-date mean through September 2019, rising from $1,338,873 to $1,506,729.
Davisville Village home values up by 8% over last year!
As of October 1, 2020, there are 21 homes on the market in the Davisville Village area. These homes range in price from $920,000 for a semi-detached home on Soudan Avenue (14 days on the market) to $2,998,000 for a detached home on Hillsdale Avenue East (15 days on the market).
Last month, the average Davisville home sold after eight days on the market. A Manor Road East home sold a day after it was listed, while the longest remained on the market for 37 days. This doesn’t include the two homes that have been listed for more than 30 days or the 18 homes that were listed in the month of September and are not selling at their current prices.
Eleven out of 15 September home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 6-bathroom home on a 34 x 105-foot lot with a private drive and garage on Belsize Drive. It sold for $2,725,000 which was 97% of the asking price. It was followed by a detached home on Manor Road East which sold for $2,120,000 which was 109% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,100,000 for a semi-detached home and at least $1,400,000 for a detached home.
