Monthly Update

Last month, five homes were given new owners in Leaside & Bennington Heights including four detached and one semi-detached home. The average value of last month's transactions was $1,966,800, marking a 19.4% drop over last year’s September mean of $2,440,092. Detached home values were also down last month, generating average sale prices of $2,115,500, for a 17% drop over September of last year.



Year-To-Date Update

For the first three quarters of 2020, 107 homes have changed hands in Leaside & Bennington Heights. This marks a 17.1% decline compared to the year-to-date September 2019 sales figures, which saw 129 completed transactions. Eighty-three detached homes have changed hands so far this year, with an average value of $2,307,454. This is a 4.2% increase compared to the average sale price of $2,214,089 for the 95 detached homes that changed hands through September of 2019. Semi-detached home sales dropped 30% compared to last year, decreasing from 30 sales to 21. However, the average value of semi-detached homes increased by 11.4% from 2019, rising from $1,218,833 to $1,358,148.

Home values up by 4.7% over last year in Leaside & Bennington Heights!

As of October 1, 2020, there are 17 homes on the market in the Leaside (C11) area, ranging in price from $999,800 for a semi-detached home on  Donlea Drive (just listed) to $3,995,000  for an amazing detached home on Douglas Crescent (2 days on the market).

Last month, Leaside properties sold at an average of six days after listing. A Parklea Drive home sold two days after it was listed, while the longest remained on the market for 13 days. This doesn’t include the four homes that have been listed for more than 30 days or the 12 homes that were listed in the month of September and are not selling at their current prices.

Two of the five homes sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 31.99 x 133.5-foot lot with a private drive and garage on Sutherland Drive. It sold for $2,810,000 which was 97% of the asking price. It was followed by a detached home on Rumsey Road which sold for $2,100,000 which was 106% of the initial listing price. 

Entry into the Leaside market now requires buyers to spend at least $1,100,000 for a semi-detached home and at least$1,400,000 for a detached home.
