As of March 1, 2022, there are nine homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,485,000 for a semi-detached home on Edgewood Crescent (7 days on the market) to $8,995,000 for a detached home on Roxborough Drive (19 days on the market). 

Last month,  four homes sold in Rosedale, including three detached and one semi-detached home. The average time to sell a home was  15 days. The home on Astley Avenue sold six days after it was listed, while the longest remained on the market for 25 days. This doesn’t include the two homes that have been listed for more than 30 days or the seven homes that were listed in the month of February and are not selling at their current prices.

Two of the four homes sold at or above their initial asking prices. Last month’s most valuable home sale was a detached 4-bedroom, 5-bathroom home on a 45 x 149-foot lot with a private drive and built-in garage on Rowanwood Avenue. It sold for $7,100,000, or 96% of the original listing price. This was followed by another detached home on Astley Avenue which sold for $3,606,000 which was 102% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $3,500,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
