As of February 1, 2022, there are six homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $3,295,000 for a semi-detached home on Nanton Avenue (21 days on the market) to $7,395,000 for a detached home on Rowanwood Avenue (5 days on the market). 

Last month,  two homes sold in Rosedale,  both were detached homes . The average time to sell a home was four days. The home on Astley Avenue sold one day after it was listed while the other remained on the market for six days. This doesn't include the five homes that were listed in the month of January and have yet to sell for its current list price. 

Only one of the two homes sold above its listed price. Last month’s most valuable home sale was a detached 5-bedroom, 4-bathroom home on a 40 x 91.5-foot lot with a mutual drive and detached garage on Roxborough Drive. It sold for $3,647,888, or 111% of the original listing price. The other detached home on Astley Avenue sold for $3,450,000 which was 99% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $3,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
