As of August 4, 2021, there are 16 homes available in the Rosedale area of the Toronto Real Estate Board’s C09 zone, ranging in price from $2,649,000 for a detached home on Edgewood Crescent (10 days on the market) to $16,300,000 for a detached home on Chestnut Park Road (42 days on the market). 

Last month,  four homes sold in Rosedale. All were detached homes. The average time to sell a home was 13 days. The home on Whitney Avenue sold six days after it was listed while longest remained on the market for  27 days. This doesn't include the 12 homes that have been listed for more than 30 days or the four homes that were listed in the month of July and have yet to sell for its current list price. 

Only one of the four homes sold at or above their listed price. Last month’s most valuable home sale was a detached 4-bedroom, 7-bathroom home on a 50 x 144-foot lot with a private drive and garage on Whitney Avenue. It sold for $8,250,000, or 97% of the original listing price. This was followed by another detached home on the same street which sold for $8,150,000 which was 96% of the initial listing price. 

Entry into the Rosedale market now requires buyers to spend at least $2,500,000 for a detached home and at least $2,300,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
