As of August 4, 2021, there are two homes available in the Moore Park area, ranging in price from $2,499,000 for a semi-detached home on Moore Avenue (15 days on the market) to $3,180,000 for a detached home on the same street (54 days on the market).
Last month, two homes sold in Moore Park, both were detached homes. The average time to sell a home was 12 days. The home on Cornish Road sold seven days after it was listed, while the other home remained on the market for 17 days. This doesn't include the only home that has been listed for more than 30 days and the other home that was listed in the month of July and has yet to sell for its current list price.
Both homes sold at or above their initial asking prices. The highest selling Moore Park transaction of the month featured a detached 3-bedroom, 2-bathroom home on a 31 x 143-foot lot with a private drive and garage on St Clair Avenue East. It sold for $2,295,000 which was 100% of the asking price. The other detached home on Cornish Road sold for $1,811,000 which was 113% of the initial listing price.
Entry into the Moore Park market now requires buyers to spend at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
