MARKET VALUE DROPS 6% THIS JUNE
Leaside ended June with just 17 homes sold — 14 detached and 3 semi-detached — marking a continued slowdown in market activity.
After months of rising prices, the average sale price fell 6% to $2,236,588, down from $2,365,384 in June 2024.
Seven of the 17 homes sold at or above their asking price, accounting for 41% of total sales.
The highest sale was a 4-bedroom, 6-bathroom home on a 31x134-foot lot on Airdrie Rd, which sold for $4,200,000 or 92% of the original asking price with 33 days on the market.
The Seymour Team also sold a 4-bedroom, 4-bathroom detached home on Sutherland Dr. This prime North Leaside property sold for $3,310,000—slightly above the asking price—after just 2 days on the market.
As of July 1st, 42 homes are currently listed for sale in Leaside, ranging in price from $1,299,000 for a semi-detached home on Thursfield Cres (6 DOM) to $8,300,000 on Douglas Cres (70 DOM).
