LEASIDE SEES 2.2% PRICE GROWTH IN MAY
Leaside ended the month of May with 22 homes sold consisting of 19 detached and three semi-detached properties.
The average sale price was $2,388,227 reflecting a 2.2% increase compared to May 2024 average of $2,336,513.
The highest sale was a 4-bedroom, 5-bathroom home on a 35 x 120-foot lot on Rumsey Rd, which sold for $3,995,000 or 100% of the asking price with nine days on the market.
The second-highest is a 3-bedroom, 5-bathroom detached on Moorehill Dr and sold for $3,695,000, which is also 100% of the asking price after 18 days on the market.
As of June 1st, 39 homes are currently listed for sale in Leaside, ranging in price from $1,288,000 for a semi-detached home on Broadway Ave (25 DOM) to $9,000,000 on Douglas Cres (40 DOM).
With the Bank of Canada’s prime rate steady at 2.75%, Davisville and Leaside are shifting toward a balanced and increasingly competitive market.
