As of May 9, 2019, there are 13 homes available in the Chaplin Estates area, ranging in price from $1,288,888 for a semi-detached home on Lola Road (24 days on the market) to $4,299,000 for a detached home on Chaplin Crescent (65 days on the market).

Last month, two homes sold, one detached and one semi-detached homes. The average time to sell a home was 22 days; the home on Manor Road West sold nine days after it was listed, while the other remained on the market for 35 days. 

None of the April home sales sold at or above their listed price. The highest-selling home was a detached 3-bedroom, 2-bathroom home on a 35 x 124-foot lot with a  private drive and garage on Warren Road. It sold for $2,225,000 (93% of the asking price). The other home on Manor Road West sold for $1,290,000 (96% of the asking price). 

Entry into the Chaplin Estates market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
