for December 2017
Typical of the December market, only one detached home was sold in December 2017, a 50% decrease from December 2016’s two detached homes.
Year-to-Date Sales
Year-to-date sales decreased from 54 homes in 2016 to 46 homes for 2017, a 14.8% drop in volume. The average dollar value of the 46 homes, however, rose to $2,370,627 or 14.2% compared to last year’s $2,075,015. The 43 detached homes that changed hands within 2017 were sold at an average value of $2,393,973 or a 10.6% gain. Semi’s in Chaplin Estates are a rarity, only one sale has been reported in 2017, $1,338,000.
The highest valued home sold on midsection of Lascelles Blvd. for $4,833,900. It was a beautiful 6 bedroom, 6 bathroom home, and only took a week to sell. The least expensive home resided on Maxwell Ave. and went for $1,338,000. It was the only semi-detached home to sell in the neighbourhood in 2017.
