Chaplin Estates Home sales report and statistics for January 2018  from Jethro Seymour, Top Midtown Toronto Realtor

As of August 3rd, 2018, there are 4 homes available in the Chaplin Estates area, ranging in price from $1,495,000 for a detached home on Duplex Crescent (30 days on the market) to $3,750,000 for a detached home on Elmsthorpe Avenue (17 days on the market).

Last month, 4 homes sold in Chaplin  Estates; all of which were detached. The average time to sell a home was  14 days; one home sold a day after it was listed, while the longest lasted 35 days. This doesn't include the one home that has been listed for more than 30 days or the 3 homes that were listed in the month of July and are not selling at their current listed prices.

2 of the 4 July home sales sold at or above their listed price. The highest-selling home was a detached 4-bedroom, 4-bathroom home on a  33 x 129.91-foot lot on Oriole Parkway, with a  private drive and garage. It sold for $2,475,000 (97% of the asking price). This was followed by a home on Chaplin Crescent, which sold for $2,225,000. 

Entry into the Chaplin  Estates market now requires buyers to spend over $1,400,000 for a semi-detached home and at least $1,600,000 for a detached home.  Buyers continue to look for homes in midtown while low inventory still continues to drive bidding on homes.
