Chaplin Estates Home sales report and statistics for January 2018  from Jethro Seymour, Top Midtown Toronto Realtor

As of June 4th, 2018, there are 5 homes available in the Chaplin Estates area, ranging in price from $1,585,000 for a detached home on   Braemar  Avenue (62 days on the market) to $3,950,000 for a detached home on Elmsthorpe Avenue (34 days on the market).

In May, 7 homes sold in Chaplin Estates; All of those homes being detached. The average time to sell a home was 12 days; one home on Hillsdale Avenue was sold 3 days after it was listed, while the longest lasted 29 days.   This doesn't include the 3 homes that were listed in the month of May and are not selling at their current listed prices.

Five of the 7 April home sales sold at or above their listed price. The highest-selling home was a detached 5-bedroom, 5-bathroom home on a 43 x 125-foot lot on   Highbourne Road, with a  private drive and garage. It sold for   $2,875,000 (96% of the asking price). This was followed by a home on   Chaplin Crescent, which sold for $2,425,000. Both were magnificent and well-maintained homes.

Entry into the Chaplin Estates market now requires buyers to spend over $1,400,000 dollars. The average sale price over the last 17 months (January 1, 2017, to May 31, 2018) has been $2,348,326, with home sales averaging 7% above their initial asking prices. Comparing May 2018 to May 2017, we see that last year was a much busier year with10 homes sold in May 2017, averaging 10% above their asking prices.

Buyers continue to look for homes in midtown while low inventory will continue to drive bidding on homes.
