As of August 3rd, 2018, there are 5 homes available in the Lawrence Park area, ranging in price from $1,699,000 for a detached home on Lawrence Avenue East (25 days on the market) to $8,895,000 for a detached home on Blyth Hill Road (95 days on the market).

Last month, 3 homes sold in Lawrence Park, and all were detached. The average time to sell a  home was 46 days. One home sold 28 days after it was listed while the longest-lasting property sold 55 days after being listed. These figures don’t include the 3 homes that have been listed for more than  30 days, or the 2 homes that were listed in the month of July and are not selling at their current listed prices.

None of the 3 July home sales sold at or above their listed price. The highest selling home was a detached 3-bedroom, 5-bathroom  home on a 60 x 133.95-foot lot on Sunnydene Crescent, with a private drive and garage. It sold for $2,800,000 (93% of the asking price) and was followed by a home on Blythwood Road which sold for $2,375,000. Both were amazing homes.

Entry into the  Lawrence Park market now requires buyers to spend over $1,900,000 dollars. Buyers continue to look for homes in midtown while low inventory still continues to drive bidding on homes.
