Monthly Update
Fourteen homes changed hands in the neighbourhood this past May, a 22.2% decrease compared to 18 home sales in the same month last year. Twelve of these were detached homes and sold for an average dollar value of $2,142,500, a 2.6% increase from the past year’s peak of $2,088,217. Two semi-detached homes were sold in the neighbourhood for an average dollar value of $1,575,000.
Year-To-Date Update
2018’s 58 homes were down 5.8% to $1,834,729, compared to the 79 homes that sold in the first five months of 2017. The average detached home value also fell from last year’s $2,165,858 to $1,978,854 in 2018, representing an 8.6% decline. These figures; however, are only for the first five months of the year.
No recovery yet for Leaside & Bennington Home sales
As of June 4th, 2018, there are 30 homes available in the Leaside (C11) area, ranging in price from $1,249,000 for a detached on Kenrae Road (21 days on the market) to $4,995,000 for a stunning home with a garage on Douglas Crescent (13 days on the market).
In May, 14 homes sold in Leaside, including 12 detached and 2 semis. The average time to sell a home was 14 days. One home sold out on the same day it was listed, while the longest lasted 49 days. This doesn't include the 9 homes that have been listed for more than 30 days or the 21 homes that were listed in the month of May and are not selling at their current listed prices.
Six of the 14 May home sales sold at or above their listed price. The highest selling home was a detached 4-bedroom, 4-bathroom home on a 35 x 135-foot lot, with a private drive and garage. It sold for $2,999,000 or 100% of the listing price on Rumsey Road. This was followed by a home on Hanna Road, which sold for $2,825,000.
Entry into the Leaside market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,400,000 for a detached home. Buyers continue to look for homes in midtown while low inventory will continue to drive bidding on homes.
