As of September 6th, 2018, there are 8 homes available in the Rosedale (part of C09) area, ranging in price from $1,995,000 for a detached home on Standish Avenue (52 days on the market) to $18,800,000 for a detached home on Park Road (190 days on the market).
Last month, only one detached home sold in Rosedale. It sold 25 days after it was listed. This doesn't include the six homes that have been listed for more than 30 days or the two homes that were listed in the month of August and are not selling at their current listed prices.
The said home was a detached 5-bedroom, 6-bathroom home on a 60.25 x 128-foot lot on Douglas Drive, with a private drive and garage, and was not sold at or above its listed price. It sold for $3,750,000 (95% of the asking price).
Entry into the Rosedale market now requires buyers to spend over $2,300,000 for a semi-detached home and at least $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory still continues to drive bidding on homes.
