As of February 1, 2022, there are two homes available in the Chaplin Estates area, ranging in price from $1,985,000 for a duplex on Braemar Avenue (1 day on the market) to $2,995,000 for detached home on Maxwell Avenue (just listed on the market).

Last month, two homes sold in Chaplin Estates, both were detached homes. The average time to sell a home was four days. The home on Anderson Avenue sold two days after it was listed, while the other home remained on the market for five days. This doesn't include the single home that has been listed in the month of January and has yet to sell for its current list price. 

Both homes sold at or above its listed price. Last month’s most valuable home sale was a  4-bedroom, 3-bathroom detached home on a 32 x 101-foot lot with a private drive and detached garage on Hillsdale Avenue West. It sold for $2,463,018, which was 130% of the original listing price. The other home on Anderson Avenue sold for $2,438,000 which was 100% of the initial listing price. 

Entry into the Chaplin Estates market now requires buyers to spend at least $2,500,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
