The 2021 calendar year saw 46 home sales in Chaplin Estates, up 58.6% from the 2020 total of 33 transactions. The 2021 sales included 37 detached homes, which attracted average sale prices of $2,599,942. This marked a 1.9% increase compared to the 30 detached homes that sold for an average of $2,489,233 in 2020. Semi-detached properties also experienced a price increase, rising an average of 44.6% from $1,250,000 in 2020 to $1,808,000. Is 2022 the time to buy or sell?
Last year’s most expensive home sale was a 4-bedroom, 7-bathroom detached home on a 39.99 x 120-foot lot with a private drive and garage on Imperial Street, which sold for $4,895,500 (94% of the asking price). The least expensive home sold in Chaplin Estates in 2020 was a semi-detached home on Hillsdale Avenue West which sold for $1,250,000 (109% of the asking price).
Entry into the Chaplin Estates market now requires buyers to spend at least $1,700,000 for a detached home and at least $1,500,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.

Monthly Update
As of December 31, 2021, there are two homes available in the Chaplin Estates area, ranging in price from $2,599,900 for a detached home on Elmsthorpe Avenue ( 56 days on the market) to $2,599,999 for triplex on Avenue Road (71 days on the market).
Last month, only one home sold in Chaplin Estates and it was a 3-bedroom, 4-bathroom detached home on a 30 x 133.5-foot lot with a private drive on Colin Avenue. It sold for $2,550,000, which was 95% of the original listing price.
