As of December 1, 2021, there are five homes available in the Chaplin Estates area, ranging in price from $1,998,800 for a detached home on Duplex Avenue ( 23 days on the market) to $2,680,000 for detached home on Colin Avenue (26 days on the market).

Last month, four homes sold in Chaplin Estates, including one detached, one attached, one fourplex, and one duplex. The average time to sell a home was 27 days. The home on Colin Avenue sold five days after it was listed, while the longest remained on the market for 66 days. This doesn't include the two homes that have been listed for more than 30 days or the three homes that were listed in the month of November and have yet to sell for its current list price. 

Only one of the four homes sold above its listed price. Last month’s most valuable home sale was a  4-bedroom, 6-bathroom attached home on a 20 x 120-foot lot with a mutual drive on Chaplin Crescent. It sold for $2,925,000, which was 98% of the original listing price. This was followed by a fourplex on Braemar Avenue which sold for $2,550,000 which was 98% of the initial listing price. 

Entry into the Chaplin Estates market now requires buyers to spend at least $1,700,000 for a detached home and at least $1,500,000 for a semi-detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
