As of June 2, 2020, there are six homes available in the Chaplin Estates area, ranging in price from $1,798,000 for a detached home on Braemar Avenue (21 days on the market) to $3,299,999 for a duplex home on Highbourne Road (24 days on the market). This includes the single home that has been listed for more than 30 days and the five homes that were listed in the month of May and have yet to sell at its current price. Last month, there was no home sale in Chaplin Estates.
Entry into the Chaplin Estates market now requires buyers to spend at least $1,900,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
