As of October 7, 2019, there are eight homes available in the Chaplin Estates area, ranging in price from $1,749,000 for a detached home on Berwick Avenue (26 days on the market) to 5,850,000 for a detached home on Chaplin Crescent (19 days on the market).

Last month, four homes sold, including three detached homes and a triplex. The average time to sell a home was 6 days; the home on College View Avenue sold three days after it was listed, while the longest remained on the market for 9 days.  This doesn’t include the three homes that had been listed for more than 30 days or the other three homes that were listed in the month of September and are not selling at their current listed prices.

Two of the September home sales sold at or above their listed price. The highest-selling home was a detached 4-bedroom, 4-bathroom home on a 34 x 130-foot lot with a  mutual drive and garage on Highbourne Road. It sold for $3,000,000 (103% of the asking price). It was followed by a triplex on Oriole Parkway which sold for $2,495,000 or 98% of the asking price. 

Entry into the Chaplin Estates market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,800,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
