Two houses got new owners in Davisville Village, both were detached homes. This marks an 81.8% drop compared to the 11 homes sold from the same month of last year. The average value of the January 2023 transactions was $1,707,500, marking a 14.1% decrease from last year’s January mean of $1,988,627.
Semi-detached home values up by 4.5% over last year in Davisville Village!
As of January 31, 2023, there are six homes on the market in the Davisville Village area. These homes range in price from $1,488,000 for a detached home on Cleveland Street (56 days on the market) to $3,995,000 for a detached home on Carey Road (118 days on the market).
Last month, the average Davisville home sold after 17 days on the market. A house on Manor Road East sold three days after it was listed, while the other home remained on the market for 31 days. This doesn’t include the three homes that have been listed for more than 30 days or the other three homes that were listed in the month of January and are not selling at their current prices.
Only one home sold at or above their initial asking prices last month. The highest selling Davisville Village transaction of the month featured a detached 3-bedroom, 2-bathroom home on a 25 x 125-foot lot with a right-of-way drive on Manor Road East. It sold for $1,840,000 which was 101% of the asking price. The other home on Thurloe Avenue sold for $1,575,000 which was 93% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,200,000 for a semi-detached home and at least $1,400,000 for a detached home.
