Eight houses got new owners in Davisville Village, including one detached, six semi-detached, and a townhouse. This marks a 57.9% drop compared to the 19 homes sold from the same month of last year. The average value of the November 2022 transactions was $1,652,250, marking a 26.3% decrease from last year’s November mean of $2,242,632. However, the average sale price of detached homes jumped by 20.2% last month, up from $2,869,667 to $3,450,000.
For the first 11 months of 2022, 109 homes have sold in Davisville Village. This marks a 34.3% drop compared to the year-to-date sales figures through November of last year. Forty-six detached homes have found new owners so far this year, with average sale prices of $2,256,493. This is a 0.3% drop over the November 2021 year-to-date mean of $2,262,581. The average value of semi-detached homes was up by 7.2% compared to the year-to-date mean through November 2021, jumping from $1,544,802 to $1,655,615.
Semi-detached home values up by 7.6% over last year in Davisville Village!
As of November 30, 2022, there are 12 homes on the market in the Davisville Village area. These homes range in price from $1,249,900 for a semi-detached home on Balliol Street (just listed) to $3,995,000 for a detached home on Carey Road (56 days on the market).
Last month, the average Davisville home sold after eight days on the market. A house on Davisville Avenue sold two days after it was listed, while the longest remained on the market for 21 days. This doesn’t include the nine homes that have been listed for more than 30 days or the two homes that were listed in the month of November and are not selling at their current prices.
Five of the eight November home sales sold at or above their initial asking prices last month. The highest selling Davisville Village transaction of the month featured a detached 5-bedroom, 5-bathroom home on a 25 x 143.9-foot lot with a private drive and garage on Hillsdale Avenue East. It sold for $3,450,000 which was 99% of the asking price. It was followed by a semi-detached home on Manor Road East which sold for $1,508,000 which was 108% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,200,000 for a semi-detached home and at least $1,400,000 for a detached home.
