As of May 3, 2023, there are nine homes available in the Lawrence Park area, ranging in price from $2,688,000 for a detached home on Lawrence East Avenue (21 days on the market) to $11,350,000 for a detached home on Dawlish Avenue (93 days on the market).
This includes the six homes that have been listed for more than 30 days and the four homes that were listed in the month of April and has yet to sell for their current list price.
In Lawrence Park last month, a total of four homes were sold, all of which were detached properties. Three of the homes that were sold had four bedrooms, and they sold for an average price of $3,605,333, which was 103% of their asking price. These homes were on the market for an average of twelve days. One of the other homes that were sold had five bedrooms and sold for an average price of $8,800,000, which is 90% of its asking price, and was 86 days on the market.
Entry into the Lawrence Park market now requires buyers to spend at least $3,000,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
