As of August 6, 2019, there are 17 homes available in the Lawrence Park area, ranging in price from $1,074,990 for a detached home on St Ives Crescent (27 days on the market) to $10,500,000 for a detached home on Daneswood Road (30 days on the market).
Last month, two homes sold in Lawrence Park, both were detached homes. The average time to sell a home was 50 days. The home on Glengowan Avenue sold 28 days after it was listed, while the other home on Dawlish Avenue lasted 71 days. This doesn't include the 12 homes that have been listed for more than 30 days or the six homes that were listed in the month of July and are not selling at their current listed prices.
None of the July home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 5-bedroom, 5-bathroom home on a 50 x 150- foot lot with a private drive and garage on Dawlish Avenue. It sold for $4,350,000, or 95% of the original listing price. The other home on Glengowan Road sold for $3,000,000 or 95% of the asking price.
Entry into the Lawrence Park market now requires buyers to spend $1,200,000 for a semi-detached home and at least $2,100,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
