The average detached home value also fell from last year’s $2,053,358 to $1,936,220 in 2018, indicating a 5.7% decline. These figures, however, are only for the first eight months of the year.

As of September 6th, 2018, there are 25 homes available in the Leaside (C11) area, ranging in price from $949,000 for a semi-detached home on Airdrie Road  (30 days on the market) to $3,699,000 for an exquisite detached home on Bessborough Drive (37 days on the market).

Last month, six homes sold in Leaside, including five detached and one semi-detached home.  The average time to sell a home was 16 days. One home sold out six days after it was listed while the longest lasted 34 days. This doesn’t include the 17 homes that have been listed for more than 30 days or the six homes that were listed in the month of August and are not selling at their current listed prices.

None of the six August home sales sold at or above their listed price. The highest-selling home was a detached 3-bedroom, 4-bathroom home on a 27.5’ x 100’ Sutherland Drive lot with a private driveway and garage. It sold for $2,070,000, or 99% of the listing price. This was followed by a home on Rykert Crescent, which sold for $1,985,000.

Entry into the Leaside market now requires buyers to spend $1,100,000 for a  semi-detached home and at least  $1,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory still continues to drive bidding on homes.
