Market Report — September 2026
A Few Large Sales Lift the Month
September brought a handful of large sales to Rosedale. Five homes sold — three detached and two semi-detached — against six a year ago. Only one of the five sold at or above asking.
But there’s another side to the story. The average sale price was $7,647,000, up 76.8% year-over-year. The three detached sales averaged $10,666,667, led by Binscarth Rd at $15,500,000. Look beyond the single month, however, and the picture is softer: the year-to-date average is down 5%, and the 12-month rolling average is down 14.6%.
In other words: a big month at the top, inside a softer year.

Market Overview
Plenty of Choice
Heading Into October
September left Rosedale with plenty of choice. There were 47 active listings on October 1st, and 33 of them came to market within the past 30 days. Against five sales, that’s about 9.4 months of inventory.
And the most telling number may be this: only 1 of 5 sales closed at or above asking. Fourteen listings have been on the market more than 30 days. Buyers are active at the top end, but they’re negotiating.

Pricing Trends
A Higher Average,
Fewer Sales
September’s headline price needs some context. Three detached homes averaged $10,666,667, while two semi-detached homes averaged $3,117,500. A year ago, six homes sold at an average of $4,325,833. One month on its own can mislead.
The year to date gives a fuller picture. Through September, Rosedale has recorded 40 sales at an average of $4,669,730, down 5% year-over-year. The 12-month rolling average sits at $4,765,524, down 14.6%. So while September’s large sales pulled the monthly average up, the underlying market has eased. Entry into Rosedale runs approximately $2,300,000 for detached and $2,500,000 for semi-detached.

Speed of Sale
Larger Homes
Take Longer to Sell
Homes averaged 49 days on market in September, up from 24 a year ago. Semi-detached homes were quick, averaging just 11 days, against 33 last September.
Detached homes took longer at 74 days. September’s detached sales included Binscarth Rd, which took 118 days to sell, so the headline number leans on the largest homes.
The simpler takeaway? Rosedale’s semi-detached homes are moving quickly; its largest homes take time.

Binscarth Rd —
The Month’s Top Sale
Binscarth Rd — $15,500,000
- Property type: Detached
- Lot size: 100 × 150 ft
- Bedrooms / bathrooms: 6+1 bed / 7 bath
- Days on market: 118
- Sold for: 91% of its list price
September’s top sale took 118 days and closed at 91% of its list price.
A $15,500,000 sale after 118 days, at 91% of list, is a reminder that at the top of the market, pricing decides how long a home waits for its buyer.
What This Means
Advice for Buyers & Sellers
For Buyers
With 47 homes on the market and about nine months of supply, buyers have real room to negotiate — especially on the 14 listings already sitting past 30 days. Only one of September’s five sales closed at or above asking.
For Sellers
The good news is that large homes are still selling. The caution is that most are selling below their list price, and detached homes averaged 74 days in September. Price to the latest numbers, and the right buyer will still show up.

Zooming Out
Fewer Sales,
Softer Prices Over the Year
Over the past 12 months, the rolling sales count has eased to 51 homes, down 8.9% from 56 a year earlier, while the rolling average price has fallen 14.6% to $4,765,524.
Detached homes averaged $5,382,131, down 14.8%, and their sales fell 12.2% to 36. Semi-detached sales rose 8.3% to 13, at an average of $3,395,000, down 5.3%.
That may be the defining feature of Rosedale this fall: buyers are active, but they’re paying less than a year ago for most homes. For sellers, preparation and pricing matter more. For buyers, it’s a chance to be selective rather than reactive.
Rosedale is still trading. Its prices are recalibrating.
