As of June 3, 2019, there are 11 homes available in the Moore Park area, ranging in price from $1,618,000 for a semi-detached home on Moore Avenue (237 days on the market) to $3,695,000 for a detached home on Rosedale Heights Drive (40 days on the market).

Last month, 10 homes sold in Moore Park, all were detached homes. The average time to sell a home was 8 days. The home on St. Clair Avenue East sold two days after it was listed, while the longest lasted 25 days. This doesn't include the four homes that have been listed for more than 30 days or the seven homes that were listed in the month of May and are not selling at their current listed prices. 

Five of the May home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 4-bedroom, 6-bathroom home on 50 x 143-foot lot with a private drive and garage on Rose Park Drive. It sold for $4,600,000, or 98% of the original listing price. It was followed by the Glenrose Avenue home which sold for $4,200,000,  or 100% of the asking price. 

Entry into the Moore Park market now requires buyers to spend at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
