As of July 7, 2020, there are six homes available in the Chaplin Estates area, ranging in price from $2,450,000 for a detached home on Chaplin Crescent (19 days on the market) to $5,580,000 for another detached home on the same street (29 days on the market). 

Last month, five homes sold in Chaplin Estates, all were detached homes. The average time to sell a home was 10 days. The home on Elmsthorpe Avenue sold a day after it was listed, while the longest lasted 24 days on the market. This doesn't include the two homes that have been listed for more than 30 days or the five homes that were listed in the month of June and have yet to sell for its current list price. 

Two of the five home sales sold at or above their listed price. Last month’s most valuable home sale was a detached 4-bedroom, 6-bathroom home on a 45 x 88-foot lot with a private drive and garage on Chaplin Crescent. It sold for $3,400,000, or 105% of the original listing price. It was followed by a detached home on Warren Road which sold for $2,675,000 which was 96% of the initial listing price. 

Entry into the Chaplin Estates market now requires buyers to spend at least $1,700,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
