As of November 30, 2022, there are five homes available in the Chaplin Estates area, ranging in price from $2,599,000 for a detached home on Duncannon Drive (42 days on the market) to $4,895,000 for a detached home on Oriole Parkway (56 days on the market).
Last month, four homes sold in Chaplin Estates, including two detached, one semi-detached, and a duplex home. The average time to sell a home was 17 days. The home on Duplex Avenue sold six days after it was listed, while the longest remained on the market for 42 days. This doesn’t include the five homes that have been listed for more than 30 days or the single home that was listed in the month of November and is not selling at its current price.
Only one of the four homes sold at or above their initial asking prices. Last month’s most valuable home sale was a 3-bedroom, 3-bathroom detached home on a 35 x 124-foot lot with a private drive on Duncannon Drive. It sold for $2,465,001, which was 95% of the original listing price. It was followed by a duplex home on Avenue Road which sold for $2,150,000
which was 96% of the initial listing price.
Entry into the Chaplin Estates market now requires buyers to spend at least $2,000,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
