As of November 2, 2022, there are eight homes available in the Chaplin Estates area, ranging in price from $1,728,000 for a duplex on Hillsdale Avenue West (22 days on the market) to $4,895,000 for a relisted detached home on Oriole Parkway (28 days on the market).
Last month, four homes sold in Chaplin Estates, including three detached and one semi-detached home. The average time to sell a home was 26 days. The home on Manor Road West sold eight days after it was listed, while the longest remained on the market for 52 days. This doesn’t include the single home that has been listed for more than 30 days or the six homes that were listed in the month of October and are not selling at their current prices.
Only one of the four homes sold at or above their initial asking prices. Last month’s most valuable home sale was a 4-bedroom, 4-bathroom detached home on a 30 x 124-foot lot with a mutual drive on Eastbourne Avenue. It sold for $2,750,000, which was 95% of the original listing price. It was followed by a detached home on Highbourne Road which sold for $2,610,000 which was 93% of the initial listing price.
Entry into the Chaplin Estates market now requires buyers to spend at least $2,000,000 for a detached home. Buyers continue to look for homes in midtown while low inventory persists as a driver of competitive bidding.
